Agreement made and entered into November 18th 1874 between Ludwig Lieske and Michael & Henrietta Gabbert for the purchase of the home farm in Sibley County.


Articles of agreement made and entered into this 18th day of November A.D. 1874 between Ludwig Lieske of the county of Sibley and State of Minnesota party of the first part and Michael Gabbert and Henrietta Gabbert of the same place party of the second part. Witnesseth that in consideration of a warranty made and executed by Michael Gabbert and wife to Ludwig Lieske the said Ludwig Lieske agrees to deliver to the said Michael Gabbert and Henrietta Gabbert during their natural life time in each and every year from this date.

  1. $30 cash each year (660.81 in 2018 dollars).
  2. 30 bushels of wheat No.1 Ground into flour and deliver the flour, middling, and bran thereof to the said party of the second part or either of them as may need it.
  3. One dressed hog 300 lbs each and every year.
  4. ½ bushel of good salt each and every year.
  5. 20 bushels good potatoes and 15 bushels good corn in ears each and every year.
  6. 6 tons of good hay delivered each and every year.
  7. One live sheep each and every year.
  8. Pasturage for one goose and one gander and goslets each and every year.
  9. Free run of chickens each and every year.
  10. 8 pounds of good unwashed wool each and every year.
  11. 6 cords of good hard maple wood cut and split for the stove use in each and every year delivered at house.
  12. And the said party of the second part agrees to keep the house of the first party in good repair and rebuild the same in case of fire.
  13. The said party of the second part to have free use of the well and foot path to the same.
  14. The said party of the second part to have free use of the team and wagon when every needed.
  15. Feed and stabling and paturage for 2 cows and 2 calfs or 2 heifer: same to run with the cattle of the said party of the first part and him to take care of the same water them with his cattle.
  16. The use of one half of the stable now on said farm each and every year.
  17. That in sickness of the said party of the second part or either of them the said party of the first part shall well nurse and care for them furnishing them or either of them with all the medical attendance and care necessary according to the their age and condition.


And it is further agreed between the parties to those present that in case all the requirements of this agreement are complied with for each and every year during the natural life of either parties of the second part, then the mortgage hereunto annexed shall be null and void.

But if default shall be made in any of the stipulations of this agreement than this mortgage will become due and payable and at the death of all the parties of the second part then the Register of Deeds of Sibley County is constructed to discharge this mortgage from record, but not until sufficient proof shall be furnished hi of the death of the said party of the second part
